Data Sharing Pool Agreement
Appraiser Guru™ by Tarnwick LLC · Version 2.0 · Last Updated: August 2026
This Agreement governs participation in the Appraiser Guru Data Sharing Pool. It supplements the Terms of Service and the Data License Agreement. What data is contributed and what rights are granted is set out in the Data License Agreement §5 — read it before applying.
PARTICIPATION IS OPTIONAL AND REQUIRES APPROVAL. YOU MAY USE APPRAISER GURU FULLY WITHOUT JOINING.
1. What the Pool is
The Pool is a shared set of property and market data contributed by admitted members. Admitted members may use Pool data in their appraisal practice. Contribution and access are reciprocal: members who contribute gain access to what others have contributed.
2. Eligibility
To apply you must:
- hold an active appraiser credential verified against the ASC National Registry, or be verified through Tarnwick's manual review where registry data is unavailable;
- complete identity verification;
- have contributed data through the Service;
- have no unresolved data-integrity concerns on your account;
- accept this Agreement and the Data License Agreement.
3. Admission is discretionary
Tarnwick™ reviews applications and approves them at its discretion. Meeting the criteria in §2 does not guarantee admission.
Tarnwick maintains this requirement because the value of a shared data resource is its integrity. Data entering the Pool becomes available to other appraisers who will rely on it in professional work. Tarnwick assesses the completeness, plausibility, and verification history of an applicant's data before admitting them.
Tarnwick may consider verification match rates against public records, internal data-integrity signals, contribution volume and consistency, and account standing. Tarnwick does not publish the specific weighting of these factors and may change them.
4. Your obligations as a member
You will contribute accurate data reflecting genuine professional work. You will not submit fabricated, duplicated, or knowingly inaccurate records, create multiple accounts, or coordinate with others to manipulate Pool content or any internal assessment.
You remain solely responsible for verifying any Pool data you rely on in an appraisal and for your own professional work, including USPAP compliance. Pool data is provided as-is and without warranty.
5. Suspension and removal
Tarnwick may suspend or revoke access for breach of this Agreement, conduct compromising data integrity, expiration or revocation of your appraiser credential, or breach of the Data License Agreement §9.
Revocation ends your access prospectively. Data you contributed before revocation remains in the Pool under Data License Agreement §5.5 and §5.6.
6. Leaving the Pool
You may withdraw from the Pool at any time. Withdrawal ends your access. Data you contributed before withdrawal remains in the Pool. See Data License Agreement §7 for what is deleted on account termination.
7. No compensation
Access to the Pool is the consideration for participation. No royalty, revenue share, or other compensation is or will be owed for contributed data. See Data License Agreement §5.7.
8. General
Governed by Michigan law. Supplements the Terms of Service and Data License Agreement; in conflict, the Data License Agreement controls as to data rights. Tarnwick may modify this Agreement on notice.
