Terms of Service
Appraiser Guru™ by Tarnwick LLC · Last Updated: October 14, 2026 · Version 5.1
1. Acceptance of Terms
By creating an account, logging in, or using the Appraiser Guru service in any way, you agree to be bound by these Terms of Service. You also agree to comply with our Privacy Policy, Data License Agreement, Acceptable Use Policy, and Cookie Policy, all of which are incorporated herein by reference and form part of this agreement.
If you do not agree to these terms, please do not create an account or use the Service. Continued use of the Service constitutes your acceptance of any updates to these Terms.
2. Description of Service
Appraiser Guru is a cloud-based software-as-a-service (SaaS) platform designed for licensed real estate appraisers. The platform provides tools and features including, but not limited to:
- UAD 3.6 and legacy Uniform Appraisal Dataset report creation and management
- Historical data import and storage in MISMO XML format
- Comparable sales database with shared community comp pool
- AI-assisted reading of orders, documents and listings, narrative drafting, and the Guru assistant, powered by Anthropic Claude (see Section 8)
- Property photo upload, with AI reading of HUD data plate and elevation photos
- Floor plan sketching and annotation tools
- Order intake by email forwarding and manual entry, together with interfaces built to receive orders from third-party Appraisal Management Company (AMC) platforms where a connection has been established
- FEMA flood zone and flood risk lookup
- Export of each report as an export package: the UAD 3.6 MISMO XML file and the PDF report, with the report's images, delivered as a ZIP file
- Referral program and community membership features
- Secure cloud storage with industry-standard encryption
Appraiser Guru is a tool to assist appraisers in creating and managing reports. It is not a complete appraisal workfile repository. Appraisers remain responsible for maintaining their own workfile copies for record retention purposes.
3. Eligibility
To use Appraiser Guru, you must:
- Be at least 18 years of age
- Hold a valid state appraisal license or certification from any U.S. state or territory
- Agree to comply with all applicable state and federal appraisal regulations and the Uniform Standards of Professional Appraisal Practice (USPAP)
- Not be using the Service for any unlawful purpose or in any way that violates this agreement
You certify that all information you provide is accurate and that you are legally permitted to appraise property in the states you select.
4. Account Registration and License
4.1 Account Creation
Upon registration, you must provide accurate information including your full name, email address, state appraiser license number, and states where you are licensed to practice. You are responsible for keeping this information current. Providing false information is grounds for immediate termination.
4.2 Single-User License
Each Appraiser Guru subscription is licensed to a single individual appraiser. You agree not to share your account with trainees, assistants, employees, or any other person. Multi-user or firm subscriptions are available separately; contact info@tarnwick.com for enterprise options.
4.3 Firm and Enterprise Licenses
If you wish to license Appraiser Guru for multiple users within your appraisal firm, you must contact info@tarnwick.com. Firm subscriptions require a separate agreement and may include additional terms and pricing.
4.4 Account Sharing Prohibited
Sharing your account credentials with anyone else is strictly prohibited. Tarnwick™ reserves the right to monitor for account sharing behavior, including but not limited to tracking login locations, IP addresses, and device information. Violations may result in immediate account suspension or termination without refund.
5. Free Reports, Plans, and Payment
5.1 Free Launch Offer and Free Reports
Every full appraisal report you complete on or before December 31, 2026 is free, and each one counts toward your 10 free reports. The count does not reset on January 1, 2027: whatever remains of your 10 free reports on that date (never less than zero) carries into 2027 and may be used at any time. If you sign up in 2027, you receive 10 free full appraisal reports, which you may use at any time. No credit card is required for free reports. Upon completion of your free reports or at your request, you may choose a paid plan. If you do not upgrade, your data will be retained for 90 days, after which it will be deleted.
5.2 Plans
Every plan includes access to the full platform feature set. Restricted Appraisal Updates and Completion Reports are always free, on every plan, and never count toward your free reports or toward the reports you pay for.
(a) Pay as You Go. $2.95 per full appraisal report, billed monthly. You will never be charged more than $59 in a calendar month: after you have been charged for 20 reports in a calendar month, the rest of your reports that month are free. A calendar month in which you complete no reports costs nothing.
(b) Annual. $600 per year, with unlimited full appraisal reports.
(c) Early-bird Annual. If you sign up for the Annual plan on or before January 31, 2027 (New York time), your first year of Annual is $499. After the first year, Annual renews at the Annual price.
Current prices are published on the Pricing page. You will be told the price and given the opportunity to accept or decline it before you are asked to pay anything.
5.3 Billing
All charges are billed in USD. Pay as You Go is billed monthly for the full appraisal reports you completed in the calendar month. Annual is billed on your purchase date and on the anniversary of your purchase date each year. You authorize Tarnwick to charge your payment method automatically until you cancel.
5.4 Cancellation and Refunds
You may cancel any plan at any time. Your service continues to the end of the period you have paid for. No refunds or partial refunds are given for any part of a paid period, including an unused part of an Annual year. Nothing in this section limits any refund or cancellation right you have under applicable law.
5.5 Automatic Renewal
Your plan renews automatically until you cancel. Annual renews each year on the anniversary of your purchase date. Pay as You Go continues from month to month, and you are charged only for the full appraisal reports you complete. You can cancel at any time through your account settings, and no further charges will be made after your cancellation takes effect, other than Pay as You Go charges for reports you completed before it.
5.6 Price Changes
Tarnwick reserves the right to adjust subscription pricing in the future. We will provide 30 days' advance notice of any price increase via email and/or in-platform notification. Your existing subscription rate is honored for the current billing period. Price changes take effect on your next renewal.
6. Data Ownership and License
6.1 Your Data Ownership
You retain full ownership of all appraisal reports, property data, photos, floor plans, and other content you create or upload to Appraiser Guru. Tarnwick does not claim ownership of your original work. You grant Tarnwick a limited license to store, process, and display your data for the purpose of providing the Service to you.
6.2 Data License Agreement
Your rights with respect to data, including how Tarnwick may use anonymized data and how your contributed comparable sales are handled, are more fully described in the Data License Agreement, which is incorporated herein by reference. Please review that document carefully.
6.3 Data Sharing Pool
Appraiser Guru includes an optional Data Sharing Pool. Admitted members may use property and market data contributed by other admitted members.
Participation is optional and requires approval. You may use Appraiser Guru fully without joining. Admission requires identity verification and a valid appraiser credential confirmed against the ASC National Registry or through manual review where registry data is unavailable.
Participation is governed by the Data License Agreement and the Data Sharing Pool Agreement, which describe what data is contributed, what is excluded, and what rights each party holds.
Pool data is provided as-is and without warranty. You are solely responsible for verifying any data you rely on and for your own professional work, including USPAP compliance.
No compensation is offered or owed for contributed data. Access to the Pool is the consideration for participation.
6.4 Data Portability
You may export each of your reports, at no charge, as its export package: the UAD 3.6 MISMO XML file and the PDF report, with the report's images, delivered as a ZIP file. If you cancel your subscription, you have 90 days to download your data before it is permanently deleted from Tarnwick's servers.
7. Referral Program
Appraiser Guru gives members a referral link and code. There is nothing to join, and you are never required to share them. The Referral Program Terms govern the Program and are incorporated into these Terms by reference.
7.1 Referral Rewards
- Referrer Reward: When an appraiser you refer has paid Tarnwick a total of $100 on any plan, you receive a referral credit. The current reward amount is set out in Referral Program Terms §3; that amount is subject to change and the Program may be modified or discontinued as described in those Terms. Referral credits are applied to your Appraiser Guru bills and are not cash; see Referral Program Terms §4.
- New Member Credit: The appraiser you refer receives the credit on their first bill set out in Referral Program Terms §2.
- No Limit: There is no limit on the number of referrals you can make or the credits you can earn.
- Single Level: Referral rewards are limited to direct referrals only. There are no second-level or multi-tier commissions.
7.2 Program Modifications
Tarnwick may modify or discontinue the Referral Program with 30 days' notice. Credits already earned are honored. The Referral Program is a flat-rate, single-level referral reward. It is not a multi-level marketing program. Full terms and restrictions are described in the Referral Program Terms.
8. AI-Generated Content
8.1 AI Assistance and the AI Provider
Appraiser Guru includes features that use artificial intelligence ("AI") supplied by Anthropic, PBC ("AI Provider") through its Claude models. These features read the orders, documents, listings, assessor pages and photographs you provide; draft narrative text from your report; describe a market area from your MLS search; and answer your questions through the Guru assistant. Each AI feature, and the data it sends to the AI Provider, is listed in our Privacy Policy, Section 2.6.
AI output is assistance for you to review. It is not an appraisal, an opinion of value, or a professional conclusion. AI-drafted narrative text is marked as a draft, and counts as incomplete, until you approve it, edit it, or write your own; values an AI feature reads from what you provide are filled in for you to review and change. These features are provided as suggestions and tools to aid your appraisal work.
8.2 Your Responsibility
You are solely responsible for reviewing, editing, and approving all AI-generated content before including it in any appraisal report. AI outputs must be independently verified for accuracy, appropriateness, and compliance with USPAP and your state's appraisal standards. Never use AI-generated content without thorough review.
8.3 No Professional Advice
AI-generated outputs are suggestions, not professional appraisal conclusions. The AI does not substitute for your professional judgment, experience, or responsibility as the appraiser of record. You are the final authority on all appraisal conclusions.
8.4 USPAP Compliance
Appraiser Guru assists in creating appraisals but does not and cannot guarantee USPAP compliance. You remain solely responsible for ensuring all work meets USPAP requirements, your state licensing board's standards, and any lender or client requirements. Non-compliance is your responsibility, not Tarnwick's.
8.5 Limitations
Artificial intelligence models can produce errors, hallucinations, or inappropriate outputs. They may misunderstand context, produce biased results, or fail to recognize important factors in a particular appraisal scenario. See the AI Disclaimer document for full details on AI limitations and your responsibilities.
8.6 How AI Features Process Your Data
(a) Service provider. The AI Provider processes the data our AI features send to it on our behalf, as our service provider and subprocessor, only to provide those features to you. It is named in our Subprocessor List.
(b) Only what a feature needs. Each AI feature sends only the data needed for the task you are using it for. Before data is sent, we remove what the task does not need — for example, quoted replies and signatures from order emails; every page but the first from an uploaded appraisal PDF; agent and office names, contact details and remarks from pasted listings; owner and taxpayer names from pasted assessor pages; and comparable street addresses from narrative drafting. Data sent to the AI Provider is used only to provide the feature. We do not send it data in order to train AI models, and we do not send it your account password, payment details, or an identifier for you.
(c) Features that run without a click. Four features run automatically: reading an order email that arrives at your order address, reading the first page of a PDF you upload to the Library, estimating window area from front and rear elevation photos, and reading a HUD data plate photo. Each is on by default and can be switched off in Settings → Automatic AI. Every other AI feature runs only when you choose it.
(d) Security and retention. Data is sent to the AI Provider over encrypted connections. The AI Provider's handling of that data is governed by its commercial terms and Data Processing Addendum; what those documents say about model training, retention and security is set out in our Privacy Policy, Section 2.6 and the AI Disclaimer, Section 5. What an AI feature returns is kept only as part of your report or record, under the retention terms of our Privacy Policy, Section 8.
(e) What you provide. Paste, upload and type only what your assignment needs. Do not include Social Security numbers, account numbers, or other information that a feature does not need. You are responsible for ensuring that your use of AI features is consistent with your engagement with your client, your obligations to the parties to the assignment, and the rules that govern the data you provide (including MLS rules — see Section 9).
(f) Questions. Questions about how AI features handle your data can be sent to info@tarnwick.com.
9. Third-Party Integrations and Order Intake
Appraiser Guru includes interfaces built to receive appraisal orders from third-party platforms, including Appraisal Management Company (AMC) order platforms. No such interface exchanges data unless and until a connection is established and authorized for your account. Nothing in these Terms is a representation that any particular third-party platform is currently available, supported, or connected, and Tarnwick does not warrant that any specific integration will be offered or will remain available. The order intake methods actually available to you at any given time are those presented within the Service.
If and when you authorize an integration with a third-party platform:
- You authorize Tarnwick to transmit your data to that platform as needed to fulfill the integration
- Tarnwick is not responsible for how that platform handles, stores, or protects your data
- You agree to comply with that platform's terms of service and data policies
Separately from order intake, the Service draws on third-party data sources, which may include Multiple Listing Service (MLS) data, FEMA flood data, and mapping services. Third-party data is provided as-is; Tarnwick does not guarantee its accuracy, completeness, or continued availability.
You are responsible for ensuring that any data you contribute to the platform — particularly MLS data you paste from Multiple Listing Service sources — complies with MLS rules and restrictions. Tarnwick does not redistribute raw MLS data.
MLS data and AI. When you paste an MLS listing, or add a screenshot of your MLS search map and paste your search criteria, that content is sent to the AI Provider (Section 8) so the feature can read it for you. Agent and office names, contact details and remarks are removed from a pasted listing before it is sent, and only the property facts the feature needs are kept in your report. MLS data you import for market analysis — an MLS export file or pasted MLS rows — is stored on that report only, is used only for that report, and is never pooled or shared with other members. It is not sent to the AI Provider; only summary figures calculated from it (such as counts, medians and ranges) are used when AI drafts market commentary for that report or when Guru answers your questions about it. You are responsible for confirming that your MLS's rules permit these uses of the data you provide.
10. USPAP and Professional Standards
Appraiser Guru is a software tool designed to assist appraisers. It is not a complete appraisal workfile repository. Under the Uniform Standards of Professional Appraisal Practice (USPAP), appraisers are required to maintain workfiles for at least 5 years. While Tarnwick retains data during your subscription and for 90 days after cancellation, we recommend you maintain your own independent copies of completed appraisals to ensure USPAP compliance.
Tarnwick's export feature, which delivers each report as an export package (the UAD 3.6 MISMO XML file and the PDF report, with the report's images, delivered as a ZIP file), enables you to maintain separate workfile copies. You are solely responsible for your appraisal methodology, conclusions, and compliance with USPAP and your state's appraisal regulations.
11. Intellectual Property
11.1 Tarnwick's Intellectual Property
Tarnwick owns all intellectual property rights in the Appraiser Guru software, including the user interface, algorithms, machine learning models, database structure, and any data derived from aggregation of user contributions ("Aggregated Data" or "Derivative Works"). After 90 days, your data will be permanently deleted from Tarnwick's servers and cannot be recovered. Tarnwick is not responsible for data loss after the 90-day export window.
