1. Introduction

Tarnwick LLC ("Company," "we," "us," or "our") operates the Appraiser Guru platform at tarnwick.com. We are committed to protecting your privacy and ensuring you have a positive experience on our platform. This Privacy Policy explains what information we collect, how we use it, how we protect it, and your rights regarding your information.

By creating an account or using Appraiser Guru, you consent to the collection, use, and sharing of your information as described in this Privacy Policy.

2. Information We Collect

2.1 Account Information

When you register, we collect: full name, email address, phone number (optional), business name and address (optional), state appraiser license number, states of licensure, and password/account credentials.

2.2 Appraisal Data

We collect and store all content you create or upload, including: appraisal reports and narratives, property information, comparable sales and adjustments, market analysis, photographs, floor plan sketches, workfile documents, and all other submitted content.

2.3 Waitlist and Pre-Launch Data

If you submitted your email via our waitlist form before launch, we collected your email and any optional information. This is used solely for launch notification.

2.4 Usage Information

We automatically collect: device information, IP address, pages visited and features used, time spent, session duration, referring URLs, error logs, and search queries.

2.6 AI Processing Data

When you use AI-assisted features, your report content is transmitted to Anthropic's Claude API for processing. See our AI Disclaimer for details. If Anthropic materially changes its data handling, retention, or training policies in a way that affects how your data is processed, we will notify you within 30 days of becoming aware of such changes.

2.7 Identity Verification Data

Enrollment in the Appraiser Guru Data Sharing Pool requires identity verification through Stripe Identity, a third-party identity verification service. During verification, Stripe collects and processes a government-issued ID document and a biometric selfie. Tarnwick™ receives only a pass/fail verification result from Stripe — we do not store your ID document or selfie. Stripe's handling of this data is governed by Stripe's Privacy Policy.

2.8 License Verification Data

We verify your appraiser license status against the ASC National Registry maintained by the Appraisal Subcommittee. We use your state appraiser license number and state of licensure to confirm active, valid licensure as required for Data Sharing Pool eligibility. License verification results are stored in your account record.

3. How We Use Your Information

We use information to: (a) provide and maintain the Service; (b) process payments; (c) send transactional emails; (d) provide support; (e) analyze usage and improve the platform; (f) generate AI-assisted suggestions; (g) create anonymized market intelligence; (h) detect and prevent fraud; (i) comply with legal obligations; and (j) with your consent, send marketing communications.

We do not sell your personal information to third parties. We may share anonymized and aggregated data derived from your contributions with data licensees.

4. Anonymization and Aggregation

4.1 Anonymization Process

We apply rigorous anonymization: remove all PII, client/borrower/lender information; generalize addresses to ZIP codes or census tracts; combine data from at least 5 users; apply k-anonymity principles; and apply statistical disclosure controls.

4.2 Uses of Anonymized Data

Anonymized data is used for: network-enhanced suggestions to all members; algorithm improvement; internal research; and licensing to third-party data consumers (AVM providers, lenders, insurers, PropTech firms).

5. Information Sharing

5.1 What We Do NOT Share

We will NEVER share: your individual appraisal reports; your name or license number in connection with data; client, borrower, or lender information; specific property addresses linked to you; or anything that could identify you as the source.

5.2 What We May Share

We may share with: (a) service providers who help operate the platform (see Subprocessor List); (b) anonymized aggregated data licensees; (c) professional advisors; (d) when required by law; (e) to protect safety and rights; (f) in business transfers; and (g) with your explicit consent.

6. Third-Party Data Processors

For a complete list of vendors, their data processing purposes, data sent to each processor, and data received from each processor, see the Subprocessor List. The Subprocessor List details: Processor Name, Purpose, Data Sent to Processor, Data Received from Processor, and Data Retention by that processor.

7. Data Security

We implement: TLS/SSL encryption in transit; AES-256 encryption at rest; row-level security (RLS); signed URLs with 60-minute expiration; automatic virus scanning; role-based employee access controls; MFA for employee accounts; regular security assessments; and 72-hour breach notification procedures.

8. Data Retention

  • Active Account: Data retained indefinitely during subscription
  • After Subscription Ends: 90 days to export, then permanently deleted
  • Backups: Up to 90 days after deletion for disaster recovery
  • Anonymized Data: Retained indefinitely (cannot be linked to you)
  • Waitlist Emails: Until launch notification or 1 year, whichever occurs later
  • Usage Logs: Up to 2 years
  • Legal Hold: As required by law or legal proceedings

9. Your Rights and Choices

You have the right to: (a) access your personal information; (b) correct your information; (c) export data in MISMO XML, CSV, PDF, or ZIP format; (d) request deletion; (e) opt out of marketing emails; (f) opt in to or out of the Referral Program via your account settings; and (g) request information about data sharing.

10. California Privacy Rights (CCPA/CPRA)

California residents have the right to: know what personal information we collect; request deletion; opt out of any "sale" of personal information; and non-discrimination for exercising rights. Anonymized and aggregated data does not constitute a "sale" under CCPA/CPRA.

11. Additional State Privacy Rights

Residents of Virginia (VCDPA), Colorado (CPA), Connecticut (CTDPA), and Utah (UCPA) have rights to access, correct, and delete personal information and to opt out of sales. Contact info@tarnwick.com with your request and state of residence.

12. Children and Minors

The Service is not directed at anyone under 18. We do not knowingly collect information from minors. Contact us immediately at info@tarnwick.com if you believe we have.

13. International Data

Appraiser Guru is currently available only in the United States. All data is processed and stored in the US. EU residents should be aware that standard contractual clauses may apply for data transfers.

Notice for EEA, UK, and Swiss Residents: Appraiser Guru is designed for U.S.-licensed appraisers and is not currently offered in the European Economic Area, United Kingdom, or Switzerland. If you are located in the EEA, UK, or Switzerland and wish to use the Service, please contact info@tarnwick.com before creating an account so we can discuss applicable data protection requirements, including GDPR compliance, data transfer mechanisms, and your rights under local law.

14. Email Communications

Transactional emails (account, billing, security) cannot be opted out of. Marketing emails require opt-in and can be unsubscribed via one-click link (honored within 10 days). See our CAN-SPAM & Email Compliance Policy for full details.

15. Changes to This Policy

We will provide at least 30 days' advance notice of material changes via email and/or in-platform notification. Continued use constitutes acceptance.

You Own Your Data. Period.

  • Every report you create or upload belongs to you — we never claim ownership.
  • Export everything anytime — XML, CSV, PDF — at no extra charge.
  • Cancel and take it all with you. No lock-in. No hostage data.
  • Request deletion anytime — we remove your data within 30 days.

We Never Sell YOUR Reports

  • Your individual appraisal reports are never sold, shared, or given to anyone.
  • Your client, borrower, and property owner information stays completely private.
  • Your name and license number are never attached to any data we share.
  • We don't share your data with AMCs, lenders, or regulators (unless legally required).

How the Network Makes Everyone Better

When thousands of appraisers use Appraiser Guru, we can see patterns that help everyone work smarter.

What we DON'T share: "John Smith adjusted +$22,000 for a 3rd garage at 123 Main Street on January 15, 2026."

What we CAN share: "Appraisers in ZIP 48167 typically adjust $18,000–$26,000 (median $21,500) for 3rd garage stalls based on 847 transactions."

No names. No addresses. No way to trace it back to you or your clients.

Data Sharing Pool

If you apply and are admitted to our optional Data Sharing Pool, property and market data from your appraisal work becomes available to other admitted members, and we may license it commercially, including to third parties.

What is shared: property characteristics, condition and quality ratings, sale, listing and rental history, market adjustments and supporting analysis, cost and income approach data, and neighborhood and market-area analysis. Appraisal fee data is shared only in aggregated form from which no individual appraiser, client, or assignment can be identified.

What is never shared: names and identifying information of borrowers, owners, occupants, and tenants; lender, client, and appraisal management company identities and contact information; loan, file, order, and case numbers; your own name, signature, and license credentials as associated with a specific property; your uploaded documents, notes, and files; and your assignment-specific narrative and opinions of value.

Your documents stay yours. Files you upload are stored for your use, are not made available to other members, and are not used to develop or train our products. We extract only property and market data from them.

How we use data outside the Pool. Whether or not you join the Pool, we analyze property and market data from your work to operate and improve Appraiser Guru, including to develop and train the models behind its features. We do not license data commercially to third parties unless you are an admitted Pool member.

If you close your account: you may export your data, and we delete your personal information, your documents, and your complete reports. Property and market data you contributed to the Pool before closing remains there — it contains no information identifying you or any party.

Compensation: we do not offer or owe compensation for contributed data. Access to the Pool is the consideration for participation.
